Are you seeking real estate in a particular neighborhood?

Below you will find a accounting of each and every subdivision (or condo) with real estate on the market in Vienna. The list below is compiled from active listings today. The list below is refreshed every few minutes to ensure that Nesbitt Realty is supplying accurate tallies which you can count on. The information listed below is taken directly from the Multiple Listing Service, so there are some tips to be aware of.

You may find a subdivision listed multiple times.

You should know that the names of subdivisions (or condominium communities) compiled below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there can be typographical errors. Later, those typographical errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when actually the listing was updated.

And, there may be some disagreement as to what exactly a specific community is called. If there is just one character of difference between two entries this will be counted as different communities. Thus, if you really want to get a picture, you have to look at all possible variations of the subdivision's name. For instance, Midtown condominiums in Alexandria are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign up but the community isn't listed below."

Is there a different name for this particular community?
Of course, for the reason stated above, try to you double-check all typical variations of the name.
Is the property for rent?
This list does not include rental properties. Therefore, it may be that the sign you saw was for a rental. In addition, this list only covers listings still for sale in Vienna.
Is the property under-contract?
An active listing is a property that is available and for sale. There are some properties that have a sign posted that are not active. For instance, from time to time a for sale is up because the property is coming soon. A property that is coming-soon is not yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. Also, the Multiple Listing Service does not permit Nesbitt Realty to include those properties in our tally. If you want to know about coming-soon real estate in a specific neighborhood, you'll have to talk to us directly.
Is the listing under-contract?
In addition, from time to time that a listing is already under contract when you spot the for sale up. Under-contract signs don't go up the second a contract is signed. And, sometimes that the Realtor is a little tardy with putting up the under-contract riders. Because of these reasons, you might see a sign posted when a property is not active.
