Below you will find a list of each subdivision (or condominium) with properties for sale in West End. This list is compiled from listings currently available today. The list below is recalculated throughout the day (and night) to make sure that Nesbitt Realty is supplying timely tallies which you can count on. The information compiled below is taken directly from the Multiple Listing Service, so there are a couple of quirks to be aware of.
You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) listed below were all typed into the MLS database by listing agents. Because humans entered the data, there can be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when really the listing was updated.
And, there may be some variances as to what exactly a specific subdivision is called. If there is just one letter of difference between two entries this will be counted separately. Hence, if you really want to get a count, you have to look at all the variations of the community's name. For instance, Midtown condominiums in Fairfax County are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't listed below."
Is there a different name for this specific community?
Definitely, for the reason stated above, try to you double-check all possible variations of the name.
Is the listing for lease?
This list does not include rental properties. Hence, it may be that the sign you saw was for a rental. Furthermore, this list
exclusively covers listings still for sale in West End.
Is the property in coming-soon status?
An active listing is a property that is available and for sale. There are some listings that have a sign posted that are not
active.
For example, from time to time a for sale is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. And, the Multiple Listing Service does not permit us to list those listings in our tally. If you want to know about coming-soon real estate in a specific neighborhood, you'll have to contact Nesbitt Realty directly.
Is the listing sold?
Not to mention, sometimes that a listing is already sold when you see the for sale up. Sold notices don't go up the second a contract is signed. Also, sometimes that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, you might see a sign posted when a listing is not active.
