Listed below you will see a accounting of each subdivision (or condominium) with properties for sale in Ballston. The list below is compiled from listings currently available today. This list is updated every 15 minutes or so to ensure that we're providing accurate data which you may depend on. The data collected below is taken directly from the Multiple Listing Service, so there are some quirks to keep in mind.
You might find a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) collected below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has been listed when actually the error was corrected.
In addition, there may be some variation as to what exactly a particular subdivision is named. If there is even one letter of difference between a couple of entries this will be counted as different communities. Thus, if you really want to get a picture, you have to look at all the variations of the subdivision's name. For instance, Midtown condominiums near the Huntington Metro are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't found below."
Is there another name for this specific community?
Naturally, for the reason stated above, try to you double-check all possible variations of the spelling.
Is the listing for rent?
This tally does not include rental properties. Therefore, it's possible that the sign you saw was for a rental property. Furthermore, this tally
only includes listings on the market in Ballston.
Is the property in coming-soon status?
An active listing is a property that is available and for sale. There are some properties that have a sign up that are not
active.
For example, from time to time a sign is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about listings that are in coming-soon status. Not to mention, the MLS database does not allow us to count those listings in our list. If you want to know about coming-soon listings in a specific neighborhood, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
And, sometimes that a listing is already
under contract when you spot the sign posted. Sold or under-contract signs aren't posted the moment a property settles. Furthermore, sometimes that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, you might see a for sale sign up when a property is not available.

The arrows at the header below are useful for organizing the neighborhoods. But, when you organize by listing count, just remember the points above, because the count isn't 100% true. Still, the list is still pretty accurate.
