The information listed below is pulled directly from the Multiple Listing Service, so there are a couple of tips to keep in mind.

You may find a subdivision listed more than once.

You should know that the names of subdivisions (or condominiums) collected below were all entered into the Multiple Listing Service by listing agents. Because humans entered the data, there will be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has been listed when actually the error was corrected.

Not to mention, there may be some disagreement as to what exactly a specific subdivision is called. If there is just one character of difference between two entries this will be tallied separately. Hence, when you really want to get a picture, you should look at all the variations of the subdivision's name. Case in point, Midtown condominiums in Fairfax County are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign posted but the subdivision isn't found below."

Is there a different name for this specific community?
Certainly, for the reason stated above, make sure you double-check all possible variations of the spelling.
Is the property for lease?
This list does not cover rental properties. So, it may be that the sign you saw posted was for a rental. In addition, this tally exclusively includes active listings in Woodbridge.
Is the property coming soon?
An active listing is a property that is available and for sale. There are many properties that have a sign up that are not active. For instance, from time to time a for sale is up because the property is coming soon. A property that is in coming-soon status is not yet available and not yet on the market. Only agents have access to information about properties that are coming-soon. In addition, the Multiple Listing Service does not permit Nesbitt Realty to include those properties in our list. Is the listing under-contract?
Furthermore, it happens that a listing is already sold or under contract when you see the sign up. Sold riders don't go up the second a contract is signed. Also, it happens that the listing agent is a less than prompt with putting up the under-contract riders. For these reasons, you might see a for sale sign up when a listing is not available.
