Are you seeking real estate in a particular subdivision?

Below you will find a list of each subdivision (or condo) with properties for sale in Dumfries. The list below is compiled from active listings today. This list is revised throughout the day (and night) to make sure that Nesbitt Realty is supplying timely data that you can depend on. The data collected below is pulled directly from the Multiple Listing Service, so there are a couple of quirks to keep in mind.

You might spot a subdivision listed more than once.

You should know that the names of subdivisions (or condominium communities) collected below were all put into the MLS database by listing agents. Because humans entered the data, there can be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when really the error was corrected.

In addition, there may be some disagreement as to what exactly a specific subdivision is called. If there is even one character of difference between a couple of entries this will be listed as different communities. Hence, if you really need to get a picture, you should consider all the variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign up but the subdivision isn't listed below."

Is there another way to spell this particular neighborhood?
Yes, for the reason stated above, make sure you watch out for all possible variations of the name.
Is the listing for lease?
This list does not include rentals. So, it's possible that the sign you saw posted was for a rental property. Furthermore, this list only covers active listings in Dumfries.
Is the property in coming-soon status?
An active listing is a property that is available and for sale. There are quite a few properties that have a sign up that are not active. Case in point, sometimes a for sale is posted because the property is coming soon. A listing that is in coming-soon status is not yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. In addition, the MLS database does not permit us to count those listings in our list. If you want to know about coming-soon homes in a specific neighborhood, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
Furthermore, it happens that a listing is already sold when you see the for sale posted. Sold signs don't go up the second a contract is signed. And, sometimes that the listing agent is a little tardy with putting up the under-contract riders. Because of these reasons, it's possible to see a sign up when a property is not available.

The arrows at the header below are useful for arranging the neighborhoods. Still, when you arrange by tally, just remember the tips above, because those tallies aren't 100% accurate. Nevertheless, the list is still useful.
