Below you will find a accounting of each subdivision (or condo) with real estate on the market in McLean. The list below is compiled from active listings today. This list is revised every few minutes to make sure that we're providing timely tallies which you can depend on. The information compiled below is pulled directly from the MLS database, so there are a few quirks to be aware of.
You might find a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) collected below were all entered into the Multiple Listing Service by listing agents. Because humans entered the data, there may be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when really the listing was updated.
And, there may be some dispute as to what exactly a specific subdivision is named. If there is even one letter of difference between two entries this will be listed as different communities. Thus, when you really need to get a count, you should consider all the variations of the community's name. For example, Midtown condominiums in Alexandria are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't listed below."
Is there a different way to spell this specific neighborhood?
Of course, for the reason stated above, make sure you look for all possible variations of the name.
Is the property for lease?
This list does not include rentals. Therefore, it may be that the sign you saw posted was for a rental property. Also, this tally
only covers listings on the market in McLean.
Is the listing coming soon?
An active listing is a property that is available and for sale. There are some listings that have a sign up that are not
active.
For example, from time to time a for sale is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about listings that are coming-soon. And, the MLS database does not permit Nesbitt Realty to include those listings in our count. If you want to know about coming-soon homes in a particular subdivision, you'll have to reach out to Nesbitt Realty directly.
Is the property under-contract?
Also, it happens that a listing is already sold when you spot the for sale up. Sold riders aren't posted the second a contract is signed. And, sometimes that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, you might see a for sale sign posted when a property is not active.

You can organize the list by number or alphabetically.
The arrows at the header below are useful for organizing the subdivisions. But, when you organize by number of active listings, just remember the points above, because the count isn't always true. Of course, the list is still pretty accurate.
