Listed below you will find a list of each and every subdivision (or condo) with listings in Fairfax. This list is compiled from active listings today. This list is revised every 15 minutes or so to make sure that we're providing accurate information that you may depend on. The data collected below is pulled directly from the Multiple Listing Service, so there are a couple of tips to keep in mind.

You might spot a subdivision listed multiple times.

Firstly that the names of subdivisions (or condominium communities) found below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there can be spelling errors. Later, those spelling errors can be corrected and that correction makes it appear that a property has sold when actually the listing was updated.

In addition, there may be some variances as to what exactly a specific community is called. If there is even one letter of difference between two entries this will be counted as different communities. So, when you really want to get a picture, you have to consider all the variations of the subdivision's name. For example, Midtown condominiums in Fairfax County are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign up but the community isn't found below."

Is there another way to spell this particular subdivision?
Naturally, for the reason stated above, try to you look for all typical variations of the spelling.
Is the listing for rent?
This tally does not include rentals. So, it may be that the sign you saw posted was for a rental. Furthermore, this tally only covers active listings in Fairfax.
Is the listing coming soon?
An active listing is a property that is available and on the market. There are many listings that have a sign posted that are not active. Case in point, sometimes a sign is posted because the property is coming soon. A listing that is coming-soon is not yet available and not yet on the market. Only agents have access to information about listings that are coming-soon. Also, the Multiple Listing Service does not permit us to include those properties in our tally. If you want to know about coming-soon listings in a specific neighborhood, you'll have to talk to Nesbitt Realty directly.
Is the property sold?
And, it happens that a listing is already under contract when you spot the sign up. Sold or under-contract notices aren't posted instantly. In addition, from time to time that the listing agent is a little tardy with putting up the under-contract riders. For these reasons, you may see a sign posted when a listing is not available.
