This list is updated throughout the day (and night) to make sure that we're providing timely data which you may count on. The information listed below is taken directly from the Multiple Listing Service, so there are some tips to be aware of.
You might spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) collected below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there will be spelling errors. Later, those spelling errors can be corrected and that correction makes it appear that a property has been listed when in reality the listing was updated.
In addition, there may be some variation as to what exactly a specific neighborhood is called. If there is even one letter of difference between a couple of entries this will be tallied as different communities. Hence, if you really need to get a count, you have to consider all possible variations of the subdivision's name. For example, Midtown condominiums in Huntington are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is the property for rent?
This tally does not include rental properties. Therefore, it's possible that the sign you saw was for a rental. And, this tally

Is the property under-contract?
An active listing is a property that is available and for sale. There are many properties which have a sign posted that are not
active.
For example, sometimes a sign is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. Also, the Multiple Listing Service does not allow us to list those listings in our tally. If you want to know about coming-soon homes in a specific community, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
And, sometimes that a listing is already sold when you see the for sale posted. Under-contract signs don't go up the second a contract is signed. Furthermore, sometimes that the listing agent is a little tardy with putting up the under-contract signs. For these reasons, you may see a for sale sign up when a property is not active.
