You might find a subdivision listed more than once.

Firstly that the names of subdivisions (or condos) listed below were all put into the MLS database by Realtors. Because humans entered the data, there can be spelling errors. Later, those typographical errors can be corrected and that correction makes it appear that a listing has sold when really the error was corrected.

In addition, there may be some disagreement as to what exactly a particular community is called. If there is even one character of difference between a couple of entries this will be listed separately. Hence, if you really need to get a picture, you have to look at all possible variations of the community's name. For instance, Midtown condominiums in Huntington are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another name for this specific neighborhood?
Yes, for the reason stated above, make sure you look for all possible variations of the spelling.
Is the listing for lease?
This tally does not include rentals. Therefore, it's possible that the sign you saw was for a rental property. In addition, this list only covers active listings in Falls Church.
Is the property in coming-soon status?
An active listing is a property that is available and for sale. There are some properties which have a sign posted that are not active. For example, from time to time a sign is posted because the property is coming soon. A listing that is coming-soon is not yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. Also, the MLS database does not allow us to count those listings in our list. Is the property sold?
Also, sometimes that a listing is already sold when you see the for sale posted. Sold or under-contract signs don't go up the second a contract is signed. Not to mention, it happens that the listing agent is a little tardy with putting up the under-contract signs. Because of these reasons, it's possible to see a sign posted when a listing is not available.
