Below you will see a list of each subdivision (or condominium) with listings in Arlington. The list below is compiled from active listings today. The list below is recalculated every 15 minutes or so to ensure that we're supplying timely information which you may rely on. The tallies collected below is taken directly from the MLS database, so there are some quirks to be aware of.
You may spot a subdivision listed multiple times.
Firstly that the names of subdivisions (or condos) found below were all typed into the MLS database by Realtors. Because humans entered the data, there may be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has been listed when really the error was corrected.
Also, there may be some dispute as to what exactly a particular subdivision is called. If there is even one character of difference between two entries this will be tallied separately. Hence, if you really need to get a tally, you have to consider all possible variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't found below."
Is there a different name for this particular community?
As might be expected, for the reason stated above, try to you watch out for all possible variations of the name.
Is the listing for rent?
This tally does not cover rental properties. So, it's possible that the sign you saw was for a rental. And, this list
only covers active listings in Arlington.
Is the listing coming soon?
An active listing is a property that is available and on the market. There are some properties that have a sign posted that are not
active.
For example, from time to time a sign is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. Also, the Multiple Listing Service does not allow Nesbitt Realty to include those listings in our count. If you want to know about coming-soon real estate in a particular community, you'll have to contact Nesbitt Realty directly.
Is the property sold?
Furthermore, sometimes that a listing is already
under contract when you spot the for sale posted. Sold notices aren't posted the second a contract is signed. Not to mention, it happens that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, it's possible to see a sign up when a listing is not available.

The arrows at the header below are useful for organizing the neighborhoods. However, when you sort by listing count, just remember the points above, because the count isn't completely accurate. Nevertheless, the list is still pretty accurate.
