This list is updated every 15 minutes or so to make sure that we're supplying accurate information that you can depend on. The data compiled below is pulled directly from the MLS database, so there are some quirks to keep in mind.
You might find a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) listed below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a listing has been listed when actually the spelling on a listing was changed.
Also, there may be some diffence of opinion as to what exactly a specific neighborhood is named. If there is even one letter of difference between two entries this will be listed as different communities. So, when you really need to get a tally, you should consider all the variations of the subdivision's name. Case in point, Midtown condominiums in Alexandria are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't found below."
Is there a different way to spell this particular neighborhood?
Of course, for the reason stated above, make sure you look for all possible variations of the spelling.
Is the property for lease?
This tally does not cover rental properties. Therefore, it's possible that the sign you saw posted was for a rental property. Not to mention, this tally
exclusively includes listings still for sale in Whisperwood Cluster.
Is the property under-contract?
An active listing is a property that is available and on the market. There are many listings that have a sign posted that are not
active.
For example, sometimes a for sale is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. Not to mention, the Multiple Listing Service does not permit us to count those listings in our tally. If you want to know about coming-soon homes in a specific community, you'll have to reach out to Nesbitt Realty directly.
Is the listing sold?
In addition, it happens that a listing is already sold when you spot the for sale posted. Sold riders don't go up the moment a property settles. Furthermore, sometimes that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, you may see a for sale sign posted when a property is not active.
