Below you will find a accounting of each and every subdivision (or condominium) with real estate on the market in The Plaza. This list is compiled from active listings today. The list below is refreshed every 15 minutes or so to ensure that Nesbitt Realty is supplying timely data that you can rely on. The information found below is taken directly from the Multiple Listing Service, so there are some tips to be aware of.
You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) compiled below were all typed into the MLS database by Realtors. Because humans entered the data, there can be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a property has sold when actually the error was corrected.
Furthermore, there may be some dispute as to what exactly a particular neighborhood is called. If there is just one character of difference between a couple of entries this will be listed as different communities. Thus, if you really want to get a tally, you should consider all the variations of the community's name. Case in point, Midtown condominiums in Fairfax County are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't found below."
Is there another way to spell this particular neighborhood?
As a matter of course, for the reason stated above, try to you double-check all possible variations of the name.
Is the property for lease?
This tally does not cover rentals. So, it's possible that the sign you saw was for a rental property. In addition, this list
only covers listings on the market in The Plaza.
Is the property coming soon?
An active listing is a property that is available and on the market. There are many listings that have a sign up that are not
active.
Case in point, sometimes a for sale is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about listings that are in coming-soon status. Not to mention, the MLS database does not allow us to include those properties in our list. If you want to know about coming-soon listings in a specific community, you'll have to reach out to us directly.
Is the property sold?
Also, from time to time that a listing is already sold or
under contract when you spot the sign posted. Sold or under-contract notices aren't posted the second a contract is signed. Not to mention, sometimes that the Realtor is a less than prompt with putting up the under-contract signs. Because of these reasons, it's possible to see a sign up when a listing is not active.

The arrows at the header below are useful for arranging the communities. But, when you sort by number of active listings, just keep in mind the points above, because the number isn't 100% accurate. Still, the data is still pretty accurate.
