Below you will find a list of each subdivision (or condominium) with listings in Old Town. The list below is compiled from active listings today. This list is refreshed every few minutes to make sure that Nesbitt Realty is supplying timely information that you can count on. The information found below is taken directly from the Multiple Listing Service, so there are a couple of tips to be aware of.
You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominium communities) compiled below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there may be spelling errors. Later, those spelling errors can be corrected and that correction makes it appear that a listing has sold when actually the spelling on a listing was changed.
In addition, there may be some variation as to what exactly a specific subdivision is named. If there is just one character of difference between a couple of entries this will be listed as different communities. So, when you really need to get a picture, you have to look at all possible variations of the subdivision's name. For example, Midtown condominiums in Fairfax County are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't found below."
Is there another way to spell this specific community?
As a matter of course, for the reason stated above, make sure you double-check all possible variations of the name.
Is the property for rent?
This list does not include rental properties. So, it may be that the sign you saw was for a rental. Furthermore, this list
only covers listings on the market in Old Town.
Is the property not yet active?
An active listing is a property that is available and on the market. There are many properties that have a sign posted that are not
active.
For example, sometimes a for sale is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. Not to mention, the Multiple Listing Service does not permit us to count those listings in our count. If you want to know about coming-soon homes in a specific community, you'll have to email Nesbitt Realty directly.
Is the listing sold?
And, sometimes that a listing is already sold when you spot the sign up. Sold or under-contract signs don't go up immediately. Furthermore, from time to time that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, you might see a sign up when a property is not active.
Do you need regular notices about listings from a particular community?
If you want to be contacted when real estate is active in a specific community, just let us know. Also, your agent can also give you specific information on a specific listing when you email us directly. We can recommend a agent that can quickly find the information you want.
You can arrange the communities by count or alphabetically.
The arrows at the header below are useful for arranging the subdivisions. On the other hand, when you sort by tally, just keep in mind the points above, because the count isn't completely accurate. Of course, the list is still useful.
