Below you will find a accounting of every subdivision (or condo) with properties for sale in Carriage_works. The list below is compiled from active listings today. This list is revised often to make sure that we're supplying fresh tallies that you may depend on. The information found below is pulled directly from the MLS database, so there are a few tips to be aware of.
You might find a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) compiled below were all typed into the MLS database by listing agents. Because humans entered the data, there will be typographical errors. Later, those spelling errors can be corrected and that correction makes it seem like a listing has been listed when in reality the listing was updated.
And, there may be some disagreement as to what exactly a particular community is called. If there is even one letter of difference between a couple of entries this will be listed separately. So, if you really need to get a picture, you have to look at all the variations of the subdivision's name. Case in point, Midtown condominiums in Fairfax County are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the community isn't found below."
Is there a different way to spell this particular neighborhood?
Definitely, for the reason stated above, try to you look for all typical variations of the name.
Is the property for lease?
This list does not include rental properties. So, it may be that the sign you saw posted was for a rental property. Not to mention, this list
only includes active listings in Carriage_works.
Is the listing not yet active?
An active listing is a property that is available and on the market. There are some properties that have a sign up that are not
active.
For example, sometimes a for sale is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. And, the Multiple Listing Service does not allow Nesbitt Realty to count those listings in our tally. If you want to know about coming-soon real estate in a particular community, you'll have to email Nesbitt Realty directly.
Is the property sold?
In addition, sometimes that a listing is already
under contract when you spot the for sale posted. Sold or under-contract riders don't go up the second a contract is signed. Furthermore, sometimes that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, it's possible to see a sign up when a property is not active.
