You might find a subdivision listed multiple times.
You should know that the names of subdivisions (or condominium communities) found below were all put into the MLS database by listing agents. Because humans entered the data, there may be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has been listed when in reality the listing was updated.
And, there may be some variation as to what exactly a specific neighborhood is named. If there is even one letter of difference between a couple of entries this will be counted as different communities. Hence, if you really need to get a tally, you should look at all possible variations of the subdivision's name. For example, Midtown condominiums in Alexandria are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different way to spell this specific subdivision?
Of course, for the reason stated above, try to you double-check all typical variations of the name.
Is the listing for rent?
This tally does not include rental properties. Therefore, it's possible that the sign you saw posted was for a rental. Not to mention, this list
only covers listings on the market in Old Fort Addition.
Is the listing coming soon?
An active listing is a property that is available and for sale. There are quite a few listings which have a sign posted that are not
active.
For example, from time to time a for sale is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. Furthermore, the MLS database does not permit Nesbitt Realty to count those listings in our count. If you want to know about coming-soon listings in a particular neighborhood, you'll have to talk to us directly.
Is the listing under-contract?
And, it happens that a listing is already
under contract when you spot the for sale posted. Sold notices aren't posted immediately. Furthermore, from time to time that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, you might see a sign posted when a listing is not active.

The arrows at the header below are useful for organizing the communities. However, when you sort by listing count, just keep in mind the points above, because the count isn't always accurate. Still, the list is still pretty accurate.
