Listed below you will see a list of each subdivision (or condo) with real estate on the market in Pavilion On The Park. This list is compiled from listings currently available today. This list is revised throughout the day (and night) to make sure that Nesbitt Realty is supplying accurate information which you may rely on. The information collected below is pulled directly from the Multiple Listing Service, so there are a couple of quirks to be aware of.
You might find a subdivision listed more than once.
You should know that the names of subdivisions (or condominium communities) found below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there will be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when in reality the error was corrected.
Not to mention, there may be some disagreement as to what exactly a particular neighborhood is named. If there is just one letter of difference between a couple of entries this will be listed separately. Hence, if you really want to get a count, you should consider all the variations of the subdivision's name. For example, Midtown condominiums in Fairfax County are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't found below."
Is there another name for this specific subdivision?
Yes, for the reason stated above, make sure you watch out for all possible variations of the name.
Is the listing for lease?
This list does not include rentals. Therefore, it's possible that the sign you saw posted was for a rental property. Not to mention, this tally
only covers listings on the market in Pavilion On The Park.
Is the property under-contract?
An active listing is a property that is available and for sale. There are many properties that have a sign posted that are not
active.
For example, from time to time a sign is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about listings that are coming-soon. Also, the Multiple Listing Service does not permit us to count those listings in our tally. If you want to know about coming-soon real estate in a specific neighborhood, you'll have to contact us directly.
Is the property sold?
In addition, it happens that a listing is already sold when you spot the sign up. Under-contract notices don't go up immediately. Not to mention, from time to time that the listing agent is a little tardy with putting up the under-contract signs. For these reasons, it's possible to see a sign posted when a listing is not active.
Do you need timely notices about listings from a particular neighborhood?
If you want to be contacted when a listing is available in a particular subdivision, just let us know. Also, we can also give you specific information on a specific listing when you contact Nesbitt Realty directly. We have a real estate agent that can quickly find the information you need.
You can arrange the subdivisions by number or alphabetically.
The arrows at the header below are useful for sorting the neighborhoods. But, when you arrange by tally, just keep in mind the points above, because those tallies aren't completely accurate. Still, the list is still pretty accurate.
