This list is recalculated often to ensure that we're providing fresh tallies which you may depend on. The tallies found below is pulled directly from the MLS database, so there are a few tips to keep in mind.
You may find a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) compiled below were all typed into the MLS database by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a property has been listed when actually the spelling on a listing was changed.
Not to mention, there may be some diffence of opinion as to what exactly a particular neighborhood is named. If there is just one letter of difference between a couple of entries this will be listed as different communities. So, if you really want to get a picture, you have to consider all the variations of the community's name. For example, Midtown condominiums in Huntington are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the community isn't found below."
Is there a different name for this particular neighborhood?
Yes, for the reason stated above, make sure you double-check all possible variations of the spelling.
Is the property for rent?
This tally does not include rental properties. Therefore, it's possible that the sign you saw was for a rental property. And, this list
exclusively covers listings on the market in Ridge_top.
Is the property not yet active?
An active listing is a property that is available and on the market. There are some listings which have a sign up that are not
active.
For example, from time to time a sign is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents can access to information about properties that are coming-soon. In addition, the MLS database does not permit Nesbitt Realty to count those properties in our list. If you want to know about coming-soon homes in a particular community, you'll have to contact Nesbitt Realty directly.
Is the property under-contract?
Not to mention, sometimes that a listing is already sold or
under contract when you spot the for sale posted. Sold or under-contract notices aren't posted instantly. Also, sometimes that the Realtor is a little tardy with putting up the under-contract signs. Because of these reasons, you might see a for sale sign posted when a property is not active.
