You may find a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) collected below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there will be typographical errors. Later, those spelling errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when actually the spelling on a listing was changed.
Also, there may be some variances as to what exactly a specific community is called. If there is even one character of difference between two entries this will be listed separately. Hence, when you really want to get a count, you have to look at all the variations of the community's name. For instance, Midtown condominiums in Fairfax County are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't found below."
Is there another way to spell this specific community?
As a matter of course, for the reason stated above, make sure you double-check all typical variations of the spelling.
Is the listing for lease?
This list does not cover rentals. Therefore, it's possible that the sign you saw posted was for a rental property. Furthermore, this tally
only covers listings on the market in 22181_.
Is the listing not yet active?
An active listing is a property that is available and on the market. There are many listings that have a sign posted that are not
active.
For example, sometimes a sign is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about listings that are coming-soon. Furthermore, the MLS database does not allow Nesbitt Realty to include those properties in our list. If you want to know about coming-soon listings in a specific neighborhood, you'll have to talk to us directly.
Is the property sold?
Furthermore, from time to time that a listing is already sold when you see the sign up. Sold notices aren't posted instantly. In addition, it happens that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, it's possible to see a sign up when a listing is not active.
