Listed below you will see a list of every subdivision (or condo) with listings in Wedgewood. The list below is compiled from active listings today. This list is refreshed every 15 minutes or so to make sure that we're providing timely tallies which you can count on. The information listed below is taken directly from the Multiple Listing Service, so there are a couple of tips to keep in mind.
You may find a subdivision listed more than once.
You should know that the names of subdivisions (or condos) listed below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there will be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has sold when actually the spelling on a listing was changed.
Furthermore, there may be some variances as to what exactly a specific neighborhood is named. If there is just one character of difference between a couple of entries this will be tallied separately. Hence, if you really need to get a count, you should consider all possible variations of the subdivision's name. For instance, Midtown condominiums in Fairfax County are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't found below."
Is there a different way to spell this particular community?
Naturally, for the reason stated above, make sure you double-check all possible variations of the name.
Is the listing for rent?
This list does not include rentals. Hence, it may be that the sign you saw posted was for a rental property. In addition, this list
exclusively includes listings on the market in Wedgewood.
Is the property under-contract?
An active listing is a property that is available and on the market. There are some properties which have a sign up that are not
active.
By way of illustration, sometimes a sign is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about properties that are coming-soon. In addition, the Multiple Listing Service does not allow us to list those properties in our tally. If you want to know about coming-soon real estate in a particular community, you'll have to talk to us directly.
Is the property sold?
Furthermore, from time to time that a listing is already sold or
under contract when you see the sign up. Sold or under-contract signs aren't posted the second a contract is signed. Not to mention, sometimes that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, it's possible to see a sign posted when a property is not active.
Do you need regular notices about listings from a particular subdivision?
If you want to be notified when a property is available in a specific subdivision, just let us know. Not to mention, Nesbitt Realty can also give you specific information on a specific listing if you reach out to Nesbitt Realty directly. Nesbitt Realty has a real estate professional that can quickly find the information you want.
You can arrange the neighborhoods by count or alphabetically.
The arrows at the header below are useful for arranging the communities. But, when you sort by listing count, just remember the points above, because those tallies aren't 100% accurate. Of course, the list is still pretty accurate.
