You may find a subdivision listed multiple times.
You should know that the names of subdivisions (or condominium communities) compiled below were all entered into the MLS database by listing agents. Because humans entered the data, there may be typographical errors. Later, those typographical errors can be corrected and that correction makes it appear that a property has been listed when actually the error was corrected.
And, there may be some dispute as to what exactly a particular subdivision is named. If there is just one character of difference between two entries this will be tallied separately. So, when you really need to get a picture, you have to consider all the variations of the subdivision's name. For example, Midtown condominiums in Fairfax County are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't found below."
Is there a different name for this specific community?
Of course, for the reason stated above, try to you double-check all possible variations of the name.
Is the listing for rent?
This tally does not cover rentals. Therefore, it may be that the sign you saw was for a rental property. And, this list
only covers active listings in Hunters Green.
Is the listing in coming-soon status?
An active listing is a property that is available and for sale. There are quite a few properties which have a sign posted that are not
active.
Case in point, from time to time a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. Not to mention, the Multiple Listing Service does not allow Nesbitt Realty to include those properties in our tally. Is the listing sold?
And, it happens that a listing is already sold when you spot the sign posted. Sold signs aren't posted the moment a property settles. Furthermore, from time to time that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, you might see a sign posted when a listing is not available.
