Below you will find a accounting of every subdivision (or condo) with listings in Encore Of Mclean. This list is compiled from listings currently available today. The list below is revised often to make sure that we're supplying timely data which you can depend on. The tallies compiled below is pulled directly from the MLS database, so there are some quirks to be aware of.
You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominium communities) found below were all put into the MLS database by Realtors. Because humans entered the data, there may be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has been listed when actually the listing was updated.
Furthermore, there may be some disagreement as to what exactly a particular neighborhood is called. If there is just one character of difference between a couple of entries this will be listed as different communities. So, when you really need to get a picture, you should look at all the variations of the community's name. For instance, Midtown condominiums in Huntington are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't found below."
Is there a different name for this specific subdivision?
Naturally, for the reason stated above, try to you look for all typical variations of the name.
Is the property for lease?
This tally does not include rental properties. So, it may be that the sign you saw was for a rental property. Also, this list
exclusively includes listings still for sale in Encore Of Mclean.
Is the property in coming-soon status?
An active listing is a property that is available and for sale. There are many listings which have a sign posted that are not
active.
For example, sometimes a sign is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. Not to mention, the Multiple Listing Service does not permit us to include those properties in our tally. If you want to know about coming-soon listings in a specific community, you'll have to email Nesbitt Realty directly.
Is the property under-contract?
Also, it happens that a listing is already
under contract when you spot the sign up. Sold riders don't go up instantly. Furthermore, it happens that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, it's possible to see a sign posted when a listing is not active.
Do you want timely notices about listings from a particular subdivision?
If you would like to be notified when a property is available in a particular community, just let us know. And, Nesbitt Realty can also give you specific information on a specific property when you email us directly. We can provide a Realtor that can quickly find the information you want.
You can arrange the neighborhoods by count or alphabetically.
The arrows at the header below are useful for arranging the subdivisions. But, when you arrange by listing count, just keep in mind the tips above, because the number isn't completely true. Nevertheless, the data is still useful.
