The list below is updated every few minutes to ensure that Nesbitt Realty is providing fresh data that you can depend on. The tallies collected below is taken directly from the MLS database, so there are a few tips to keep in mind.
You might spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) found below were all typed into the MLS database by listing agents. Because humans entered the data, there may be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a listing has sold when really the spelling on a listing was changed.
And, there may be some dispute as to what exactly a specific community is called. If there is just one letter of difference between two entries this will be counted separately. Hence, when you really need to get a tally, you have to look at all the variations of the subdivision's name. Case in point, Midtown condominiums near the Huntington Metro are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another name for this specific community?
As a matter of course, for the reason stated above, try to you watch out for all possible variations of the name.
Is the listing for lease?
This tally does not cover rental properties. Hence, it's possible that the sign you saw was for a rental. Also, this list
only includes active listings in The Meadows.
Is the listing in coming-soon status?
An active listing is a property that is available and on the market. There are many properties that have a sign posted that are not
active.
For example, from time to time a sign is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about properties that are coming-soon. In addition, the MLS database does not allow Nesbitt Realty to include those listings in our count. If you want to know about coming-soon listings in a specific neighborhood, you'll have to contact us directly.
Is the property under-contract?
Also, sometimes that a listing is already sold when you see the sign up. Under-contract signs don't go up immediately. Not to mention, from time to time that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, you may see a for sale sign posted when a property is not available.
Do you need timely notices about listings from a particular subdivision?
