Below you will see a accounting of every subdivision (or condominium) with listings in Eclipse. This list is compiled from listings currently available today. The list below is revised often to ensure that Nesbitt Realty is providing timely information which you may rely on. The data compiled below is taken directly from the Multiple Listing Service, so there are some tips to be aware of.
You may find a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) compiled below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there may be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a listing has sold when actually the error was corrected.
Also, there may be some disagreement as to what exactly a specific neighborhood is named. If there is even one letter of difference between a couple of entries this will be tallied separately. Thus, when you really want to get a tally, you have to look at all the variations of the community's name. By way of illustration, Midtown condominiums near the Huntington Metro are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't listed below."
Is there a different name for this specific community?
As might be expected, for the reason stated above, try to you look for all typical variations of the spelling.
Is the listing for rent?
This list does not cover rentals. Hence, it's possible that the sign you saw was for a rental. Also, this tally
exclusively covers active listings in Eclipse.
Is the property not yet active?
An active listing is a property that is available and for sale. There are quite a few properties that have a sign posted that are not
active.
Case in point, sometimes a sign is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about listings that are coming-soon. Also, the MLS database does not permit us to count those properties in our tally. If you want to know about coming-soon real estate in a specific community, you'll have to contact Nesbitt Realty directly.
Is the listing sold?
Not to mention, sometimes that a listing is already sold when you see the for sale posted. Sold notices don't go up the moment a property settles. And, from time to time that the Realtor is a little tardy with putting up the under-contract signs. For these reasons, you may see a for sale sign up when a property is not available.
