Listed below you will find a accounting of each subdivision (or condominium) with real estate on the market in Mount Vernon Hills. This list is compiled from listings currently available today. This list is recalculated every 15 minutes or so to make sure that Nesbitt Realty is supplying timely tallies which you can rely on. The information collected below is taken directly from the Multiple Listing Service, so there are some quirks to be aware of.
You may spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) compiled below were all entered into the MLS database by listing agents. Because humans entered the data, there will be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when really the listing was updated.
Not to mention, there may be some variation as to what exactly a particular community is called. If there is just one character of difference between two entries this will be counted separately. Hence, when you really need to get a tally, you have to consider all possible variations of the community's name. For example, Midtown condominiums in Fairfax County are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't listed below."
Is there a different way to spell this particular subdivision?
Yes, for the reason stated above, try to you look for all possible variations of the name.
Is the listing for rent?
This list does not include rentals. So, it's possible that the sign you saw posted was for a rental property. Also, this tally
only covers listings still for sale in Mount Vernon Hills.
Is the property not yet active?
An active listing is a property that is available and on the market. There are many listings which have a sign up that are not
active.
For example, from time to time a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. In addition, the Multiple Listing Service does not allow us to count those listings in our tally. If you want to know about coming-soon homes in a specific subdivision, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
Also, from time to time that a listing is already sold when you spot the for sale posted. Under-contract riders aren't posted the moment a property settles. And, it happens that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, you might see a sign up when a property is not active.

The arrows at the header below are useful for arranging the neighborhoods. Still, when you arrange by number of active listings, just remember the points above, because the number isn't completely true. Nevertheless, the list is still useful.
