You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condos) compiled below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has sold when really the error was corrected.
Also, there may be some variation as to what exactly a particular community is called. If there is just one character of difference between a couple of entries this will be counted as different communities. Hence, if you really want to get a tally, you should look at all the variations of the community's name. For example, Midtown condominiums in Huntington are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the subdivision isn't found below."
Is there a different way to spell this specific neighborhood?
Certainly, for the reason stated above, make sure you look for all possible variations of the name.
Is the listing for rent?
This list does not include rental properties. Therefore, it's possible that the sign you saw was for a rental. In addition, this tally
exclusively includes listings still for sale in Lands Of Quaker Village.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are quite a few properties that have a sign up that are not
active.
Case in point, from time to time a for sale is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. And, the MLS database does not allow us to include those properties in our list. If you want to know about coming-soon homes in a particular neighborhood, you'll have to contact us directly.
Is the property under-contract?
Furthermore, it happens that a listing is already sold or
under contract when you spot the sign posted. Sold notices aren't posted instantly. Not to mention, it happens that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, you may see a for sale sign up when a listing is not active.
