You may find a subdivision listed more than once.
Firstly that the names of subdivisions (or condominiums) collected below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there can be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a listing has sold when really the listing was updated.
Not to mention, there may be some dispute as to what exactly a specific subdivision is named. If there is just one character of difference between two entries this will be tallied separately. Thus, when you really want to get a tally, you have to look at all possible variations of the community's name. For example, Midtown condominiums in Alexandria are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the community isn't listed below."
Is there another way to spell this particular subdivision?
As a matter of course, for the reason stated above, make sure you look for all possible variations of the name.
Is the property for lease?
This tally does not include rentals. Therefore, it may be that the sign you saw was for a rental property. Furthermore, this list
exclusively includes listings on the market in Quail Hill.
Is the listing in coming-soon status?
An active listing is a property that is available and for sale. There are quite a few properties which have a sign up that are not
active.
For example, from time to time a for sale is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. And, the Multiple Listing Service does not allow us to count those listings in our count. Is the property under-contract?
Furthermore, sometimes that a listing is already sold when you see the sign up. Sold or under-contract notices don't go up the moment a property settles. In addition, from time to time that the listing agent is a less than prompt with putting up the under-contract riders. For these reasons, it's possible to see a for sale sign up when a listing is not active.
