Listed below you will find a accounting of every subdivision (or condominium) with real estate on the market in Rivermont Estates. This list is compiled from listings currently available today. The list below is recalculated every 15 minutes or so to make sure that Nesbitt Realty is supplying timely information that you can count on. The data found below is taken directly from the Multiple Listing Service, so there are a few tips to keep in mind.
You might find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominium communities) listed below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there can be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when actually the listing was updated.
In addition, there may be some variation as to what exactly a particular neighborhood is called. If there is even one character of difference between two entries this will be tallied separately. Hence, when you really want to get a picture, you have to look at all possible variations of the subdivision's name. By way of illustration, Midtown condominiums in Huntington are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the community isn't listed below."
Is there another name for this specific neighborhood?
Naturally, for the reason stated above, try to you look for all typical variations of the spelling.
Is the property for lease?
This tally does not include rental properties. Therefore, it may be that the sign you saw was for a rental. In addition, this list
exclusively includes listings on the market in Rivermont Estates.
Is the listing coming soon?
An active listing is a property that is available and on the market. There are some listings which have a sign up that are not
active.
By way of illustration, from time to time a for sale is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. Not to mention, the MLS database does not allow Nesbitt Realty to list those listings in our count. If you want to know about coming-soon homes in a specific neighborhood, you'll have to email Nesbitt Realty directly.
Is the listing sold?
Not to mention, from time to time that a listing is already sold when you see the for sale posted. Sold riders don't go up the moment a property settles. Not to mention, sometimes that the listing agent is a little tardy with putting up the under-contract riders. For these reasons, you might see a for sale sign up when a listing is not active.

You can organize the subdivisions by number or alphabetically.
The arrows at the header below are useful for sorting the subdivisions. But even so, when you sort by tally, just keep in mind the tips above, because the number isn't always true. Of course, the list is still useful.
