Below you will find a accounting of each and every subdivision (or condo) with real estate on the market in Features. This list is compiled from active listings today. The list below is refreshed every few minutes to ensure that we're supplying accurate information which you can count on. The information compiled below is pulled directly from the MLS database, so there are a few tips to be aware of.
You might find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condos) collected below were all entered into the MLS database by Realtors. Because humans entered the data, there will be typographical errors. Later, those spelling errors can be corrected and that correction makes it seem like a listing has been listed when really the spelling on a listing was changed.
Not to mention, there may be some dispute as to what exactly a particular community is named. If there is just one character of difference between a couple of entries this will be tallied separately. Hence, if you really want to get a tally, you should consider all possible variations of the subdivision's name. For example, Midtown condominiums in Huntington are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't listed below."
Is there a different name for this particular neighborhood?
Of course, for the reason stated above, make sure you watch out for all typical variations of the name.
Is the property for lease?
This list does not cover rentals. Therefore, it's possible that the sign you saw posted was for a rental property. Not to mention, this tally
only includes listings on the market in Features.
Is the property not yet active?
An active listing is a property that is available and on the market. There are quite a few listings that have a sign up that are not
active.
For example, sometimes a for sale is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. Not to mention, the MLS database does not permit Nesbitt Realty to include those listings in our count. If you want to know about coming-soon homes in a specific community, you'll have to contact us directly.
Is the property sold?
Furthermore, from time to time that a listing is already sold when you spot the for sale up. Under-contract notices don't go up instantly. In addition, from time to time that the Realtor is a little tardy with putting up the under-contract signs. For these reasons, you might see a sign up when a listing is not active.
Do you want prompt updates from a particular subdivision?
If you want to be notified when a property is active in a specific community, just let us know. Not to mention, your agent can also give you specific information on a particular listing when you get in touch with us directly. Nesbitt Realty has a real estate agent that can quickly find the information you want.
You can sort the list by number or alphabetically.
The arrows at the header below are useful for organizing the list. Nevertheless, when you organize by number of active listings, just remember the points above, because the number isn't completely accurate. Of course, the data is still useful.
