Listed below you will see a list of each and every subdivision (or condominium) with real estate on the market in Fountain Head. This list is compiled from listings currently available today. This list is refreshed every 15 minutes or so to make sure that Nesbitt Realty is providing accurate tallies which you can rely on. The tallies compiled below is pulled directly from the MLS database, so there are a few quirks to be aware of.
You might find a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) collected below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there may be typographical errors. Later, those typographical errors can be corrected and that correction makes it appear that a property has been listed when actually the listing was updated.
And, there may be some dispute as to what exactly a specific community is called. If there is just one character of difference between two entries this will be listed as different communities. Thus, if you really want to get a count, you should look at all possible variations of the community's name. For example, Midtown condominiums in Fairfax County are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't found below."
Is there a different way to spell this particular community?
Certainly, for the reason stated above, make sure you double-check all typical variations of the spelling.
Is the property for rent?
This tally does not cover rentals. Hence, it may be that the sign you saw was for a rental. And, this tally
exclusively covers listings still for sale in Fountain Head.
Is the listing in coming-soon status?
An active listing is a property that is available and on the market. There are some listings which have a sign up that are not
active.
For instance, from time to time a for sale is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. Not to mention, the Multiple Listing Service does not permit us to count those properties in our tally. If you want to know about coming-soon real estate in a specific community, you'll have to reach out to Nesbitt Realty directly.
Is the listing under-contract?
And, sometimes that a listing is already sold when you see the sign up. Sold or under-contract signs aren't posted the moment a property settles. Furthermore, sometimes that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, it's possible to see a for sale sign posted when a property is not available.

The arrows at the header below are useful for arranging the subdivisions. But, when you sort by number of active listings, just remember the points above, because those tallies aren't completely true. Of course, the list is still pretty accurate.
