Below you will find a list of each and every subdivision (or condominium) with listings in Ewells Mill Estates. This list is compiled from active listings today. This list is recalculated often to make sure that we're supplying fresh information which you can count on. The information found below is pulled directly from the Multiple Listing Service, so there are some tips to keep in mind.
You may spot a subdivision listed more than once.
You should know that the names of subdivisions (or condos) collected below were all typed into the MLS database by Realtors. Because humans entered the data, there may be typographical errors. Later, those typographical errors can be corrected and that correction makes it appear that a property has sold when really the listing was updated.
And, there may be some variation as to what exactly a specific subdivision is named. If there is just one character of difference between a couple of entries this will be listed as different communities. Hence, when you really need to get a count, you have to consider all possible variations of the community's name. For example, Midtown condominiums in Alexandria are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't listed below."
Is there another name for this particular neighborhood?
Of course, for the reason stated above, make sure you watch out for all possible variations of the name.
Is the property for rent?
This tally does not cover rental properties. Therefore, it may be that the sign you saw was for a rental property. And, this tally
exclusively includes listings still for sale in Ewells Mill Estates.
Is the listing in coming-soon status?
An active listing is a property that is available and for sale. There are some properties which have a sign up that are not
active.
For example, sometimes a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about properties that are in coming-soon status. Also, the MLS database does not permit Nesbitt Realty to count those properties in our tally. If you want to know about coming-soon listings in a specific neighborhood, you'll have to email us directly.
Is the listing sold?
In addition, from time to time that a listing is already sold when you spot the sign up. Sold or under-contract riders aren't posted immediately. Furthermore, sometimes that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, you might see a for sale sign up when a listing is not available.

The arrows at the header below are useful for arranging the subdivisions. On the other hand, when you sort by listing count, just remember the points above, because those tallies aren't always true. Still, the list is still pretty accurate.
