You may spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condominium communities) collected below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there can be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when really the spelling on a listing was changed.
Also, there may be some disagreement as to what exactly a particular subdivision is named. If there is just one letter of difference between two entries this will be tallied separately. Hence, when you really need to get a tally, you have to look at all the variations of the subdivision's name. For example, Midtown condominiums in Fairfax County are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different name for this specific neighborhood?
Of course, for the reason stated above, try to you watch out for all possible variations of the name.
Is the listing for lease?
This tally does not include rental properties. Therefore, it may be that the sign you saw was for a rental property. And, this list
only includes active listings in Wanant Property.
Is the property not yet active?
An active listing is a property that is available and for sale. There are many properties that have a sign posted that are not
active.
For example, from time to time a sign is up because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents can access to information about properties that are in coming-soon status. Not to mention, the Multiple Listing Service does not allow Nesbitt Realty to count those properties in our list. If you want to know about coming-soon listings in a particular neighborhood, you'll have to contact Nesbitt Realty directly.
Is the listing sold?
Not to mention, sometimes that a listing is already
under contract when you spot the sign up. Under-contract signs aren't posted instantly. And, it happens that the Realtor is a less than prompt with putting up the under-contract riders. Because of these reasons, you might see a for sale sign up when a property is not available.
