Listed below you will see a accounting of each subdivision (or condominium) with listings in Owens Brooke. This list is compiled from listings currently available today. The data found below is pulled directly from the MLS database, so there are a couple of tips to keep in mind.
You might spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) listed below were all put into the MLS database by Realtors. Because humans entered the data, there will be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when actually the listing was updated.
And, there may be some diffence of opinion as to what exactly a specific neighborhood is called. If there is even one character of difference between a couple of entries this will be listed as different communities. Hence, when you really want to get a count, you should look at all the variations of the community's name. For instance, Midtown condominiums in Alexandria are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another name for this particular community?
Of course, for the reason stated above, try to you look for all possible variations of the spelling.
Is the listing for lease?
This tally does not include rentals. Hence, it may be that the sign you saw posted was for a rental. In addition, this tally
exclusively covers active listings in Owens Brooke.
Is the listing in coming-soon status?
An active listing is a property that is available and on the market. There are some listings that have a sign posted that are not
active.
For example, from time to time a sign is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. Not to mention, the Multiple Listing Service does not permit Nesbitt Realty to count those listings in our tally. If you want to know about coming-soon listings in a particular subdivision, you'll have to contact us directly.
Is the property under-contract?
Not to mention, from time to time that a listing is already
under contract when you spot the sign posted. Sold notices aren't posted the moment a property settles. Furthermore, it happens that the listing agent is a little tardy with putting up the under-contract riders. Because of these reasons, you might see a for sale sign posted when a property is not active.
