Below you will find a list of each subdivision (or condo) with listings in Hynson Knolls. This list is compiled from active listings today. The list below is recalculated every few minutes to make sure that Nesbitt Realty is providing fresh tallies which you can count on. The tallies found below is pulled directly from the MLS database, so there are a couple of tips to keep in mind.
You may spot a subdivision listed more than once.
You should know that the names of subdivisions (or condominiums) compiled below were all entered into the MLS database by listing agents. Because humans entered the data, there can be typographical errors. Later, those spelling errors can be corrected and that correction makes it appear that a listing has been listed when really the spelling on a listing was changed.
Furthermore, there may be some variances as to what exactly a specific subdivision is called. If there is even one letter of difference between two entries this will be counted separately. So, if you really want to get a count, you should consider all the variations of the subdivision's name. For instance, Midtown condominiums in Huntington are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the community isn't found below."
Is there another name for this particular neighborhood?
Certainly, for the reason stated above, make sure you double-check all possible variations of the name.
Is the listing for lease?
This tally does not include rental properties. So, it's possible that the sign you saw posted was for a rental. Also, this tally
only includes active listings in Hynson Knolls.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are some listings which have a sign posted that are not
active.
For example, sometimes a for sale is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. Also, the Multiple Listing Service does not allow Nesbitt Realty to list those listings in our list. Is the listing sold?
Not to mention, sometimes that a listing is already
under contract when you see the for sale up. Sold riders aren't posted the moment a property settles. And, it happens that the listing agent is a less than prompt with putting up the under-contract riders. For these reasons, you may see a for sale sign up when a property is not available.

The arrows at the header below are useful for sorting the subdivisions. But even so, when you organize by number of active listings, just remember the points above, because the number isn't 100% true. Nevertheless, the list is still pretty accurate.
