Listed below you will find a list of every subdivision (or condo) with real estate on the market in Caroloc Estates. The list below is compiled from active listings today. This list is refreshed every 15 minutes or so to ensure that Nesbitt Realty is providing timely tallies that you can count on. The data found below is pulled directly from the MLS database, so there are a few quirks to keep in mind.
You might find a subdivision listed more than once.
You should know that the names of subdivisions (or condominiums) listed below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there may be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a listing has been listed when really the listing was updated.
In addition, there may be some variances as to what exactly a specific community is named. If there is just one character of difference between a couple of entries this will be listed separately. Thus, when you really need to get a picture, you should consider all the variations of the community's name. By way of illustration, Midtown condominiums in Fairfax County are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another name for this specific community?
Naturally, for the reason stated above, make sure you look for all possible variations of the name.
Is the listing for lease?
This tally does not cover rental properties. Hence, it's possible that the sign you saw posted was for a rental property. In addition, this tally
exclusively covers active listings in Caroloc Estates.
Is the property not yet active?
An active listing is a property that is available and on the market. There are quite a few listings which have a sign up that are not
active.
Case in point, sometimes a sign is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. And, the Multiple Listing Service does not allow Nesbitt Realty to include those properties in our count. If you want to know about coming-soon homes in a specific community, you'll have to talk to us directly.
Is the property under-contract?
Also, sometimes that a listing is already
under contract when you spot the for sale up. Sold or under-contract riders don't go up the second a contract is signed. And, from time to time that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, you may see a for sale sign posted when a listing is not available.

The arrows at the header below are useful for sorting the neighborhoods. But, when you organize by number of active listings, just remember the points above, because the number isn't 100% true. Still, the data is still pretty accurate.
