You may find a subdivision listed multiple times.
You should know that the names of subdivisions (or condominium communities) listed below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there will be typographical errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when actually the error was corrected.
In addition, there may be some dispute as to what exactly a specific community is named. If there is even one letter of difference between a couple of entries this will be listed as different communities. So, if you really need to get a picture, you should consider all the variations of the community's name. For example, Midtown condominiums near the Huntington Metro are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the subdivision isn't listed below."
Is there a different name for this particular subdivision?
Of course, for the reason stated above, make sure you look for all typical variations of the spelling.
Is the listing for lease?
This list does not cover rentals. So, it may be that the sign you saw posted was for a rental. And, this tally
only covers listings still for sale in Caroloc Estates.
Is the listing under-contract?
An active listing is a property that is available and on the market. There are quite a few properties which have a sign up that are not
active.
For instance, from time to time a for sale is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about listings that are coming-soon. Not to mention, the MLS database does not permit us to list those properties in our list. If you want to know about coming-soon homes in a particular community, you'll have to contact Nesbitt Realty directly.
Is the property sold?
Furthermore, it happens that a listing is already sold when you see the for sale posted. Sold riders don't go up the moment a property settles. Also, sometimes that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, you might see a for sale sign up when a property is not available.
