Below you will find a accounting of each and every subdivision (or condo) with properties for sale in Features. The list below is compiled from active listings today. This list is recalculated throughout the day (and night) to ensure that we're supplying fresh data which you may count on. The tallies listed below is pulled directly from the MLS database, so there are some quirks to be aware of.
You may spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) compiled below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there will be typographical errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has sold when actually the spelling on a listing was changed.In addition, there may be some diffence of opinion as to what exactly a specific subdivision is named. If there is just one letter of difference between a couple of entries this will be counted as different communities. So, if you really need to get a tally, you should look at all the variations of the subdivision's name. For example, Midtown condominiums in Huntington are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't listed below."
Is there another name for this specific community?
Of course, for the reason stated above, make sure you look for all possible variations of the spelling.Is the property for lease?
This tally does not cover rentals. Hence, it may be that the sign you saw was for a rental property. In addition, this tally exclusively covers active listings in Features.Is the listing not yet active?
An active listing is a property that is available and for sale. There are some listings that have a sign up that are not active. Case in point, sometimes a sign is up because the property is coming soon. A property that is in coming-soon status is not yet available and not yet on the market. Only agents can access to information about properties that are coming-soon. Also, the Multiple Listing Service does not allow us to include those properties in our list. If you want to know about coming-soon real estate in a particular subdivision, you'll have to contact us directly.Is the property under-contract?
Also, from time to time that a listing is already sold when you see the for sale up. Sold notices aren't posted immediately. Also, from time to time that the Realtor is a less than prompt with putting up the under-contract riders.
