Below you will find a list of each subdivision (or condo) with listings in The Village At Middletown. This list is compiled from listings currently available today. This list is recalculated every few minutes to make sure that we're providing timely tallies which you can rely on. The data compiled below is pulled directly from the MLS database, so there are some tips to be aware of.
You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condos) listed below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a listing has sold when in reality the error was corrected.
Not to mention, there may be some variances as to what exactly a particular subdivision is called. If there is just one letter of difference between a couple of entries this will be counted as different communities. Hence, if you really need to get a tally, you have to consider all the variations of the subdivision's name. For instance, Midtown condominiums in Huntington are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the subdivision isn't listed below."
Is there another name for this particular neighborhood?
Certainly, for the reason stated above, make sure you look for all possible variations of the name.
Is the property for lease?
This list does not include rentals. So, it's possible that the sign you saw was for a rental. Furthermore, this list
exclusively includes listings on the market in The Village At Middletown.
Is the property under-contract?
An active listing is a property that is available and for sale. There are some listings which have a sign up that are not
active.
For instance, from time to time a for sale is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. Also, the MLS database does not allow Nesbitt Realty to count those listings in our tally. If you want to know about coming-soon listings in a particular subdivision, you'll have to get in touch with us directly.
Is the listing under-contract?
Furthermore, sometimes that a listing is already sold when you see the sign up. Under-contract riders aren't posted the second a contract is signed. In addition, it happens that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, it's possible to see a for sale sign up when a property is not active.
