Listed below you will see a list of each and every subdivision (or condominium) with properties for sale in The Wrens. The list below is compiled from listings currently available today. This list is updated often to ensure that we're supplying timely information which you may count on. The information found below is pulled directly from the MLS database, so there are a few quirks to keep in mind.
You may spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) found below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there can be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a listing has been listed when actually the spelling on a listing was changed.
And, there may be some variation as to what exactly a specific neighborhood is named. If there is even one letter of difference between a couple of entries this will be counted as different communities. So, when you really need to get a count, you have to look at all possible variations of the community's name. For example, Midtown condominiums in Fairfax County are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't listed below."
Is there a different name for this specific subdivision?
Yes, for the reason stated above, try to you watch out for all typical variations of the spelling.
Is the property for lease?
This tally does not include rental properties. Therefore, it may be that the sign you saw was for a rental property. Also, this tally
exclusively includes listings on the market in The Wrens.
Is the listing not yet active?
An active listing is a property that is available and for sale. There are some properties that have a sign posted that are not
active.
For example, from time to time a sign is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about listings that are in coming-soon status. Not to mention, the Multiple Listing Service does not permit us to include those listings in our tally. If you want to know about coming-soon listings in a particular neighborhood, you'll have to get in touch with us directly.
Is the property sold?
Also, sometimes that a listing is already sold or
under contract when you see the sign posted. Sold or under-contract signs don't go up the moment a property settles. In addition, from time to time that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, you may see a for sale sign posted when a property is not active.
