The list below is updated throughout the day (and night) to ensure that Nesbitt Realty is providing fresh tallies that you may depend on. The tallies collected below is taken directly from the MLS database, so there are a couple of tips to keep in mind.
You may find a subdivision listed more than once.
Firstly that the names of subdivisions (or condominiums) listed below were all put into the MLS database by Realtors. Because humans entered the data, there can be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has sold when really the listing was updated.
Furthermore, there may be some disagreement as to what exactly a specific community is named. If there is just one letter of difference between two entries this will be tallied separately. Hence, when you really need to get a count, you should look at all the variations of the community's name. For example, Midtown condominiums near the Huntington Metro are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't listed below."
Is there another name for this specific neighborhood?
Of course, for the reason stated above, try to you double-check all typical variations of the name.
Is the listing for lease?
This list does not include rental properties. So, it may be that the sign you saw posted was for a rental property. Furthermore, this tally
only includes listings still for sale in The Wrens.
Is the listing under-contract?
An active listing is a property that is available and for sale. There are many listings which have a sign posted that are not
active.
For example, from time to time a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about listings that are coming-soon. Also, the Multiple Listing Service does not allow Nesbitt Realty to include those listings in our list. If you want to know about coming-soon homes in a specific neighborhood, you'll have to contact us directly.
Is the property sold?
Not to mention, from time to time that a listing is already sold or
under contract when you spot the sign up. Under-contract notices don't go up the moment a property settles. Also, from time to time that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, it's possible to see a sign up when a property is not available.
