Below you will find a accounting of each subdivision (or condo) with real estate on the market in Sleepy Hollow. This list is compiled from listings currently available today. This list is recalculated often to make sure that we're providing fresh data which you may count on. The tallies collected below is taken directly from the MLS database, so there are a couple of quirks to be aware of.
You may spot a subdivision listed more than once.
You should know that the names of subdivisions (or condominium communities) compiled below were all typed into the MLS database by Realtors. Because humans entered the data, there may be spelling errors. Later, those typographical errors can be corrected and that correction makes it appear that a property has been listed when really the listing was updated.
Furthermore, there may be some dispute as to what exactly a specific subdivision is named. If there is even one character of difference between two entries this will be tallied as different communities. Hence, if you really want to get a count, you have to look at all possible variations of the community's name. Case in point, Midtown condominiums near the Huntington Metro are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the community isn't listed below."
Is there another way to spell this specific community?
Yes, for the reason stated above, try to you watch out for all possible variations of the name.
Is the listing for lease?
This list does not cover rentals. Therefore, it's possible that the sign you saw posted was for a rental property. Not to mention, this list
only covers active listings in Sleepy Hollow.
Is the property under-contract?
An active listing is a property that is available and for sale. There are quite a few properties which have a sign posted that are not
active.
For instance, from time to time a for sale is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about properties that are coming-soon. Not to mention, the MLS database does not permit Nesbitt Realty to include those properties in our count. If you want to know about coming-soon real estate in a specific community, you'll have to talk to Nesbitt Realty directly.
Is the property under-contract?
Not to mention, it happens that a listing is already
under contract when you see the sign up. Under-contract riders don't go up instantly. Not to mention, from time to time that the Realtor is a little tardy with putting up the under-contract riders. Because of these reasons, it's possible to see a sign up when a listing is not active.
