The information listed below is pulled directly from the MLS database, so there are a couple of quirks to be aware of.
You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) compiled below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there may be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has sold when in reality the listing was updated.
In addition, there may be some disagreement as to what exactly a particular subdivision is named. If there is just one letter of difference between a couple of entries this will be tallied separately. So, if you really need to get a tally, you should look at all possible variations of the subdivision's name. For example, Midtown condominiums in Alexandria are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't listed below."
Is there another name for this particular neighborhood?
Naturally, for the reason stated above, make sure you double-check all possible variations of the name.
Is the listing for rent?
This tally does not include rental properties. So, it's possible that the sign you saw posted was for a rental. Not to mention, this tally
only includes listings still for sale in Powhatan Hills.
Is the listing under-contract?
An active listing is a property that is available and for sale. There are some properties that have a sign posted that are not
active.
For example, sometimes a sign is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet on the market. Only agents can access to information about properties that are coming-soon. In addition, the MLS database does not allow Nesbitt Realty to list those properties in our list. If you want to know about coming-soon listings in a particular subdivision, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
Also, sometimes that a listing is already sold when you spot the sign posted. Sold signs don't go up the moment a property settles. Furthermore, sometimes that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, it's possible to see a for sale sign posted when a listing is not available.
