Below you will find a accounting of every subdivision (or condominium) with real estate on the market in Orchard Crest. The list below is compiled from active listings today. This list is refreshed every few minutes to make sure that we're providing fresh information that you may depend on. The tallies listed below is taken directly from the Multiple Listing Service, so there are some quirks to be aware of.
You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) found below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there may be typographical errors. Later, those typographical errors can be corrected and that correction makes it appear that a listing has sold when in reality the error was corrected.
Not to mention, there may be some dispute as to what exactly a particular neighborhood is named. If there is even one letter of difference between a couple of entries this will be tallied separately. Hence, when you really want to get a count, you should look at all the variations of the subdivision's name. For example, Midtown condominiums in Alexandria are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't found below."
Is there a different way to spell this specific subdivision?
Certainly, for the reason stated above, try to you watch out for all possible variations of the name.
Is the listing for rent?
This list does not include rental properties. Hence, it's possible that the sign you saw was for a rental property. In addition, this list
exclusively covers active listings in Orchard Crest.
Is the property under-contract?
An active listing is a property that is available and on the market. There are some properties which have a sign up that are not
active.
For example, from time to time a for sale is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about listings that are in coming-soon status. Furthermore, the MLS database does not allow Nesbitt Realty to list those listings in our count. If you want to know about coming-soon listings in a specific neighborhood, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
Also, it happens that a listing is already sold when you spot the for sale posted. Sold or under-contract notices don't go up the moment a property settles. In addition, sometimes that the Realtor is a little tardy with putting up the under-contract riders. Because of these reasons, you may see a for sale sign up when a listing is not active.
