You should know that the names of subdivisions (or condominiums) collected below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there will be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a listing has been listed when really the listing was updated.
Not to mention, there may be some dispute as to what exactly a particular neighborhood is named. If there is even one letter of difference between a couple of entries this will be tallied separately. Hence, when you really want to get a count, you have to look at all possible variations of the subdivision's name. For example, Midtown condominiums in Fairfax County are by some people called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another name for this particular neighborhood?
As a matter of course, for the reason stated above, make sure you double-check all possible variations of the spelling.
Is the listing for rent?
This tally does not cover rentals. So, it may be that the sign you saw posted was for a rental. In addition, this list
exclusively covers active listings in Poplar Terrace.
Is the listing not yet active?
An active listing is a property that is available and on the market. There are some listings which have a sign posted that are not
active.
For example, from time to time a sign is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. In addition, the MLS database does not allow us to list those listings in our tally. Is the listing under-contract?
Not to mention, from time to time that a listing is already
under contract when you see the for sale up. Sold notices don't go up the moment a property settles. Also, it happens that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, you may see a sign up when a listing is not active.
