Below you will see a accounting of each and every subdivision (or condominium) with listings in Orchard Knolls. This list is compiled from active listings today. This list is recalculated often to make sure that we're supplying timely data that you can rely on. The data collected below is pulled directly from the Multiple Listing Service, so there are some quirks to keep in mind.
You may find a subdivision listed more than once.
You should know that the names of subdivisions (or condominiums) listed below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there will be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a listing has sold when in reality the listing was updated.
In addition, there may be some variation as to what exactly a specific neighborhood is named. If there is just one character of difference between two entries this will be counted as different communities. So, when you really need to get a tally, you have to look at all the variations of the subdivision's name. For instance, Midtown condominiums in Huntington are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another way to spell this particular subdivision?
Naturally, for the reason stated above, try to you double-check all possible variations of the spelling.
Is the property for lease?
This list does not cover rental properties. So, it may be that the sign you saw was for a rental. Not to mention, this tally
only includes listings still for sale in Orchard Knolls.
Is the listing in coming-soon status?
An active listing is a property that is available and for sale. There are quite a few listings which have a sign up that are not
active.
For instance, sometimes a sign is up because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about properties that are coming-soon. Furthermore, the Multiple Listing Service does not allow us to include those properties in our list. If you want to know about coming-soon real estate in a specific subdivision, you'll have to email us directly.
Is the listing under-contract?
Not to mention, from time to time that a listing is already sold or
under contract when you spot the for sale up. Sold or under-contract signs aren't posted immediately. Also, it happens that the listing agent is a little tardy with putting up the under-contract riders. For these reasons, you may see a sign posted when a listing is not active.
