Below you will find a accounting of each subdivision (or condo) with listings in Franklin Manor. This list is compiled from active listings today. This list is revised every 15 minutes or so to make sure that Nesbitt Realty is supplying fresh data that you may depend on. The information compiled below is pulled directly from the MLS database, so there are some quirks to be aware of.
You might find a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) compiled below were all typed into the MLS database by Realtors. Because humans entered the data, there can be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a listing has been listed when in reality the error was corrected.
Furthermore, there may be some disagreement as to what exactly a particular neighborhood is named. If there is even one letter of difference between a couple of entries this will be listed as different communities. So, if you really want to get a picture, you have to consider all possible variations of the community's name. For example, Midtown condominiums near the Huntington Metro are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the community isn't found below."
Is there a different way to spell this particular neighborhood?
Definitely, for the reason stated above, make sure you double-check all possible variations of the name.
Is the listing for rent?
This tally does not include rentals. So, it's possible that the sign you saw posted was for a rental property. In addition, this list
only covers listings still for sale in Franklin Manor.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are quite a few properties that have a sign posted that are not
active.
Case in point, sometimes a for sale is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about listings that are in coming-soon status. Furthermore, the MLS database does not allow us to list those properties in our list. If you want to know about coming-soon homes in a particular community, you'll have to email Nesbitt Realty directly.
Is the property under-contract?
Also, it happens that a listing is already sold when you spot the sign posted. Sold signs aren't posted immediately. Furthermore, it happens that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, you may see a sign posted when a listing is not available.
Do you need regular notices about listings from a specific neighborhood?
