Below you will see a accounting of each and every subdivision (or condo) with properties for sale in Fairfax_acres. This list is compiled from active listings today. The list below is updated often to make sure that Nesbitt Realty is supplying timely information which you may rely on. The tallies listed below is taken directly from the MLS database, so there are some tips to keep in mind.
You may spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) collected below were all entered into the MLS database by Realtors. Because humans entered the data, there can be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when really the listing was updated.
And, there may be some disagreement as to what exactly a particular neighborhood is called. If there is even one character of difference between a couple of entries this will be tallied as different communities. So, when you really want to get a tally, you have to consider all possible variations of the community's name. For instance, Midtown condominiums in Huntington are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't found below."
Is there another name for this specific subdivision?
Of course, for the reason stated above, try to you watch out for all typical variations of the name.
Is the listing for rent?
This list does not include rentals. So, it's possible that the sign you saw was for a rental. Not to mention, this tally
exclusively covers listings still for sale in Fairfax_acres.
Is the listing under-contract?
An active listing is a property that is available and for sale. There are quite a few listings which have a sign up that are not
active.
For example, sometimes a sign is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. Not to mention, the MLS database does not allow Nesbitt Realty to include those listings in our list. If you want to know about coming-soon listings in a particular community, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
Furthermore, from time to time that a listing is already sold or
under contract when you see the for sale up. Under-contract notices don't go up the moment a property settles. Also, sometimes that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, you might see a sign posted when a listing is not available.
