The information collected below is pulled directly from the MLS database, so there are some tips to be aware of.
You might spot a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) collected below were all put into the MLS database by Realtors. Because humans entered the data, there will be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when actually the listing was updated.
Furthermore, there may be some diffence of opinion as to what exactly a specific subdivision is called. If there is just one letter of difference between two entries this will be listed separately. Thus, when you really want to get a tally, you should look at all possible variations of the subdivision's name. For instance, Midtown condominiums near the Huntington Metro are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't listed below."
Is there another name for this specific community?
Of course, for the reason stated above, try to you look for all typical variations of the spelling.
Is the property for rent?
This list does not cover rentals. So, it's possible that the sign you saw was for a rental. Not to mention, this list

Is the listing not yet active?
An active listing is a property that is available and on the market. There are many properties which have a sign posted that are not
active.
For instance, sometimes a sign is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about listings that are in coming-soon status. Not to mention, the Multiple Listing Service does not permit us to include those listings in our tally. If you want to know about coming-soon real estate in a specific subdivision, you'll have to email Nesbitt Realty directly.
Is the listing under-contract?
And, sometimes that a listing is already sold or
under contract when you spot the for sale posted. Sold or under-contract notices don't go up the moment a property settles. Furthermore, it happens that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, you may see a for sale sign up when a listing is not available.
