Below you will find a accounting of each and every subdivision (or condominium) with listings in Berkshire Woods. The list below is compiled from listings currently available today. The list below is recalculated often to make sure that Nesbitt Realty is providing timely information that you can depend on. The tallies found below is pulled directly from the Multiple Listing Service, so there are some tips to keep in mind.
You might find a subdivision listed more than once.
Firstly that the names of subdivisions (or condominium communities) listed below were all typed into the MLS database by Realtors. Because humans entered the data, there can be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when in reality the spelling on a listing was changed.
Not to mention, there may be some dispute as to what exactly a specific subdivision is named. If there is just one letter of difference between two entries this will be tallied separately. Thus, when you really need to get a picture, you should consider all possible variations of the community's name. For example, Midtown condominiums near the Huntington Metro are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the community isn't found below."
Is there another name for this particular neighborhood?
Naturally, for the reason stated above, try to you look for all possible variations of the spelling.
Is the property for lease?
This list does not include rental properties. Therefore, it's possible that the sign you saw was for a rental property. Not to mention, this tally
only includes active listings in Berkshire Woods.
Is the listing under-contract?
An active listing is a property that is available and on the market. There are many listings that have a sign posted that are not
active.
Case in point, from time to time a for sale is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. Not to mention, the Multiple Listing Service does not allow us to include those listings in our tally. If you want to know about coming-soon homes in a specific subdivision, you'll have to talk to Nesbitt Realty directly.
Is the property sold?
Furthermore, it happens that a listing is already
under contract when you spot the sign up. Under-contract signs don't go up the second a contract is signed. Furthermore, sometimes that the listing agent is a little tardy with putting up the under-contract riders. For these reasons, you may see a sign up when a listing is not active.
