Below you will see a list of every subdivision (or condo) with real estate on the market in Features. The list below is compiled from listings currently available today. This list is recalculated every few minutes to make sure that we're providing accurate information which you may rely on. The information compiled below is pulled directly from the MLS database, so there are a few tips to be aware of.
You might spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condominium communities) found below were all entered into the MLS database by Realtors. Because humans entered the data, there can be typographical errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has sold when in reality the spelling on a listing was changed.
Also, there may be some variation as to what exactly a particular subdivision is named. If there is even one letter of difference between a couple of entries this will be listed as different communities. Thus, when you really need to get a count, you should look at all possible variations of the community's name. For example, Midtown condominiums in Huntington are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the community isn't found below."
Is there a different way to spell this specific neighborhood?
Of course, for the reason stated above, make sure you double-check all typical variations of the spelling.
Is the listing for rent?
This list does not include rentals. Hence, it's possible that the sign you saw posted was for a rental property. And, this tally
exclusively covers listings on the market in Features.
Is the property coming soon?
An active listing is a property that is available and on the market. There are quite a few properties which have a sign posted that are not
active.
For example, from time to time a sign is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. Furthermore, the Multiple Listing Service does not permit us to count those listings in our count. If you want to know about coming-soon listings in a specific community, you'll have to get in touch with us directly.
Is the listing under-contract?
Also, it happens that a listing is already sold or
under contract when you spot the for sale posted. Sold or under-contract signs don't go up the second a contract is signed. Not to mention, it happens that the Realtor is a less than prompt with putting up the under-contract riders. Because of these reasons, you may see a for sale sign posted when a property is not available.

The arrows at the header below are useful for sorting the list. Still, when you arrange by tally, just keep in mind the tips above, because those tallies aren't always true. Nevertheless, the list is still pretty accurate.
