Below you will find a accounting of each subdivision (or condo) with real estate on the market in Features. This list is compiled from active listings today. This list is revised every 15 minutes or so to make sure that Nesbitt Realty is providing timely tallies which you can count on. The tallies collected below is pulled directly from the Multiple Listing Service, so there are a few quirks to keep in mind.
You might find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominium communities) compiled below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there will be typographical errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when in reality the error was corrected.
Not to mention, there may be some diffence of opinion as to what exactly a specific community is named. If there is even one letter of difference between a couple of entries this will be tallied as different communities. Hence, if you really need to get a picture, you have to consider all the variations of the community's name. Case in point, Midtown condominiums in Alexandria are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another name for this particular subdivision?
As a matter of course, for the reason stated above, try to you look for all possible variations of the name.
Is the property for lease?
This list does not include rentals. Hence, it's possible that the sign you saw posted was for a rental property. Furthermore, this tally
only covers listings still for sale in Features.
Is the listing in coming-soon status?
An active listing is a property that is available and on the market. There are some listings that have a sign posted that are not
active.
By way of illustration, sometimes a for sale is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about listings that are coming-soon. In addition, the MLS database does not allow us to count those properties in our tally. If you want to know about coming-soon listings in a specific subdivision, you'll have to reach out to us directly.
Is the listing under-contract?
Furthermore, sometimes that a listing is already sold when you spot the sign posted. Under-contract riders aren't posted instantly. And, from time to time that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, it's possible to see a for sale sign posted when a property is not available.

The arrows at the header below are useful for arranging the neighborhoods. However, when you sort by number of active listings, just keep in mind the points above, because those tallies aren't always accurate. Nevertheless, the list is still pretty accurate.
