Below you will see a accounting of each subdivision (or condo) with listings in Williamsburg Commons. The list below is compiled from listings currently available today. This list is refreshed every 15 minutes or so to make sure that we're providing accurate data which you may depend on. The tallies found below is pulled directly from the MLS database, so there are a few tips to keep in mind.
You might spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condominiums) compiled below were all put into the MLS database by Realtors. Because humans entered the data, there will be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has sold when actually the listing was updated.
Furthermore, there may be some variances as to what exactly a particular neighborhood is named. If there is even one letter of difference between a couple of entries this will be tallied as different communities. Hence, when you really need to get a picture, you should look at all the variations of the subdivision's name. For example, Midtown condominiums in Huntington are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't listed below."
Is there another name for this specific neighborhood?
Of course, for the reason stated above, make sure you look for all typical variations of the name.
Is the property for rent?
This tally does not include rental properties. Hence, it may be that the sign you saw posted was for a rental property. Not to mention, this tally
only covers active listings in Williamsburg Commons.
Is the property in coming-soon status?
An active listing is a property that is available and for sale. There are some listings which have a sign posted that are not
active.
For example, sometimes a sign is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. Furthermore, the MLS database does not allow us to include those listings in our count. If you want to know about coming-soon homes in a specific subdivision, you'll have to email Nesbitt Realty directly.
Is the listing under-contract?
And, it happens that a listing is already sold or
under contract when you see the for sale up. Under-contract riders aren't posted instantly. Furthermore, it happens that the Realtor is a little tardy with putting up the under-contract signs. Because of these reasons, you might see a for sale sign posted when a property is not active.
