Listed below you will find a list of each subdivision (or condominium) with listings in Westwood Towns. This list is compiled from listings currently available today. The list below is updated every few minutes to ensure that we're supplying fresh data that you can rely on. The information listed below is taken directly from the Multiple Listing Service, so there are a couple of quirks to keep in mind.
You may find a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) listed below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there will be typographical errors. Later, those typographical errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when actually the listing was updated.
Also, there may be some diffence of opinion as to what exactly a specific community is named. If there is just one letter of difference between a couple of entries this will be listed separately. Hence, if you really need to get a count, you have to consider all the variations of the subdivision's name. For instance, Midtown condominiums in Huntington are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't listed below."
Is there a different name for this specific community?
As a matter of course, for the reason stated above, try to you double-check all possible variations of the name.
Is the property for rent?
This tally does not cover rentals. Hence, it may be that the sign you saw posted was for a rental. And, this list
only includes listings still for sale in Westwood Towns.
Is the property under-contract?
An active listing is a property that is available and on the market. There are many properties which have a sign up that are not
active.
For instance, sometimes a for sale is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about listings that are coming-soon. And, the MLS database does not allow Nesbitt Realty to include those properties in our list. If you want to know about coming-soon homes in a particular community, you'll have to email us directly.
Is the listing under-contract?
Not to mention, sometimes that a listing is already sold or
under contract when you see the for sale posted. Sold or under-contract riders aren't posted immediately. Not to mention, it happens that the Realtor is a little tardy with putting up the under-contract signs. For these reasons, you may see a for sale sign up when a property is not active.
