Below you will find a accounting of every subdivision (or condominium) with real estate on the market in Westbriar Country Club Manor. This list is compiled from listings currently available today. This list is updated every 15 minutes or so to make sure that Nesbitt Realty is providing fresh data which you may depend on. The tallies found below is pulled directly from the Multiple Listing Service, so there are a few quirks to be aware of.
You may find a subdivision listed more than once.
Firstly that the names of subdivisions (or condominiums) collected below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there can be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has sold when in reality the error was corrected.
In addition, there may be some variation as to what exactly a particular subdivision is named. If there is even one letter of difference between a couple of entries this will be counted separately. Hence, if you really need to get a count, you have to consider all possible variations of the community's name. For instance, Midtown condominiums in Alexandria are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the community isn't found below."
Is there a different name for this specific neighborhood?
Yes, for the reason stated above, try to you look for all typical variations of the spelling.
Is the listing for lease?
This tally does not include rentals. Therefore, it's possible that the sign you saw was for a rental. Also, this tally
exclusively covers active listings in Westbriar Country Club Manor.
Is the property under-contract?
An active listing is a property that is available and on the market. There are quite a few properties that have a sign posted that are not
active.
For instance, sometimes a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about properties that are in coming-soon status. Furthermore, the Multiple Listing Service does not permit us to count those properties in our tally. If you want to know about coming-soon listings in a specific neighborhood, you'll have to reach out to Nesbitt Realty directly.
Is the listing under-contract?
Not to mention, it happens that a listing is already
under contract when you spot the sign posted. Sold signs don't go up immediately. And, from time to time that the listing agent is a little tardy with putting up the under-contract riders. For these reasons, you may see a for sale sign posted when a listing is not available.
Do you need regular notices about listings from a particular subdivision?
If you would like to be contacted when real estate is active in a specific neighborhood, just let us know. Also, Nesbitt Realty can also give you specific information on a specific property when you reach out to us directly. We have a agent that can quickly find the information you want.
You can organize the communities by number or alphabetically.
The arrows at the header below are useful for organizing the list. But, when you sort by listing count, just remember the points above, because the number isn't always true. Of course, the list is still pretty accurate.
